House prices in Scotland increased 2.9% in 2025

Average house prices in Scotland rose by £5,334 in 2025, a 2.9% increase over the year and higher than England and Wales where average prices increased by 1.8% (£5,105), according to DJ Alexander.

Argyll and Bute recorded the highest increase of £17,447, with South Lanarkshire up by £16,294; Perth and Kinross up £14,516; Clackmannanshire £13,825 higher; and East Renfrewshire increasing by £13,403. Only one area recorded a fall in average prices, with Aberdeen down £6,299.

David Alexander, the chief executive officer of DJ Alexander Scotland, said: “The Scottish housing market remains positive. There are clear signs of a slowdown in price rises, but it is interesting that we are outperforming our English and Welsh neighbours.”

“Within these figures there are enormous differences with parts of Scotland increasing in price at an extraordinary rate. Argyll and Bute has seen average prices increase by more than 10% while Aberdeen, which is the only part of Scotland to record a fall, has seen a drop of 4.5%. This is undoubtedly due to continued uncertainty over the future of the oil and gas sector impacting heavily upon property prices.”

The most expensive place to buy a home in Scotland is East Renfrewshire with an average price of £297,395; followed by Edinburgh at £293,243; Midlothian on £286,803; East Lothian at £280,390; and East Dunbartonshire on £262,223.
