The average rental price for a new tenancy in the UK was £1,313 per month in July 2025 according to the latest HomeLet Rental Index.
Average rents in the UK increased by just 0.4% in July, both on a monthly and annual basis. Excluding London, the UK average is now £1,132. This is 1.7% higher than in July 2024.
London still maintains the highest average monthly rent at £2,083, up +0.2% on a monthly basis but down 0.9% yearly.
The cheapest place to rent in the UK is in the North East, with the average rent at £701 per month, although it has gone up by 1.1% over the previous month.
Outside of England average rents in Scotland went up by 2.1% on a monthly basis to £1,017, in Wales prices increased by 1.6% to £933, however in Northern Ireland they fell by 0.6% to £935.
Average rent in Yorkshire are now £920, a +0.7% increase making Yorkshire & Humberside the region to see the largest annual grown, up 4.5% since July 2024.
The region with the biggest fall was the East Midlands, where average rents fell -0.9% down to £896.
