Henry Boot has announced that its land promotion and planning business, Hallam Land, has secured outline planning permission on appeal for 112 homes on a freehold site in Yalding, Maidstone, Kent.
The 23 acre site was acquired by Hallam in 2018 with the site was included in the Emerging Local Plan, and in November 2023, Hallam submitted an outline planning application in line with this allocation.
Tim Roberts, CEO at Henry Boot, said: “This planning consent paves the way for much needed homes in the South-East region and is expected to generate strong interest from national housebuilders which would translate into a significant transaction for the group this year. It also reinforces our ability to unlock valuable land for residential development across the country.”
The planning consent for the site includes 112 homes with 40% affordable, new landscaping, habitat creation, and publicly accessible green infrastructure, with over 20% Biodiversity Net Gain calculated for surrounding habitats.
Although Maidstone Borough Council adopted its Local Plan (2021 - 2038) in March 2024, it did not make a decision on the application. Hallam appealed in May 2024 on the basis of non-determination and successfully secured approval in December 2024.
