The green light has been given to The Gregory Property Group (GPG) to develop a 91,476 sq ft industrial and distribution site in the Leeds City Region Enterprise Zone 'hotspot'.
Located on the East Leeds Link Road, plans for the site, dubbed Link 45, include a 39,375 sq ft factory or warehouse with offices, yard and packing area on Thornes Farm Way.
Richard Tovey, director at GPG said: "We are delighted to secured planning approval to progress this site in a location which has become a hotspot for industrial and distribution occupiers, not least because of the enterprise zone incentives".
The Leeds City Region Enterprise Zone covers 142 hectares of prime development land with four sites strategically located along the route of the £32 million East Leeds Link Road.
Companies locating within the enterprise zone can receive reduced business rates, worth up to £275,000 over a five year period and grant support through the Leeds City Region Business Growth Programme.
AWS and the Leeds office of Bilfinger GVA are appointed to market the Link 45 development.
