Dutch house prices continue to rise

The average price of an owner-occupied dwelling (excluding newbuild homes) in The Netherlands increased by 7.9% in August 2025 compared to a year earlier according to Statistics Netherlands (CBS).

According to The Netherlands’ Cadastre, the total number of housing transactions recorded in the month of August was 19,459, almost 9% more than a year previously. The average transaction price for owner-occupied dwellings was 486,190 euros in August 2025.

Since house prices reached a low in June 2013 they followed an upward trajectory until August 2022, before falling up to June 2023, since then they have been a steady rise, with prices now 14% higher than their previous peak in July 2022.
