‘Hot summer’ for Polish developers

This was ‘a very hot summer’ for real estate developers in Poland, according to the Q3 2015 Residential Market in Poland report, produced by REAS.

The number of new-build sales in the six major Polish cities analysed by REAS exceeded 13,000 flats, breaking another record and pushing the sales rate up for the eighth successive quarter. The firm reports: ‘The optimism of property developers and hence the increasing number of flats placed onto the market is hardly surprising. (However), in the third quarter of 2015, the number of flats put up for sale clearly increased compared to the previous, very good quarter.’

Of concern to property investors in Poland is that fact that the six metropolitan areas monitored (Warsaw, Kraków, Wrocław, the Tri-City, Poznań and Łódź), saw 15,900 flats coming onto the market in Q3, which was over 20% more than in the previous quarter and almost 18% more than in the same quarter of last year.

So far, the only quarter with a larger number of units placed onto the market was the last quarter of 2007, which was the peak for property prices in the country.
