I hope everyone is well rested after the rather warm summer and is energised and ready to get stuck in again to the world that is property investment.

We have an interview with Ben Richards of XP Property on page 16, with the video interview available on our youtube channel. Ben has featured in the magazine before, but this time the development he has recently completed posed a series of questions, as he explains how an architectural enquiry evolved into the acquisition and redevelopment of a former pair of HMOs in Muswell Hill into apartments instead of houses.
On page 24, David Kemp has gone through the latest changes to the updated NPPF and what this means for developers. Whilst on page 27, Ritchie Clapson has offered his thoughts on how these latest planning reforms could signal a new opportunity for small and medium-sized property developers and explores why the SME development sector is being encouraged to grow and what this could mean for investors considering a move into development.
Lucia Piccinini explains on page 20 how a conservation area could actually create an investment opportunity. She examines how understanding heritage significance, planning constraints and refurbishment costs can help investors make better-informed decisions.
