Some long-term subscribers of Property Investor News will be aware that property developer Kevin Edge, founder of the Mosaic Group, was a multiple award winner some eight years ago for Property Deal of the Year at the Property Investors Awards in 2016. He went on to win further awards for Development and Deal of the Year in 2019 with Business Partner AJ Shome of Founthill Developments Ltd.
We featured Kevin in the magazine and interviewed him back in 2016 at a HMO project in St Albans, which was very close to the railway station from which commuters can get to the centre of London in just 20 minutes. At that development, he converted an unused gymnasium, which had been previously used as a site office by a large housebuilder, into four apartments, which then became ‘mini-mo’s’ with three bedrooms in each, along with a kitchen lounge/diner.
I met up recently once again with Kevin at one of his current development projects and it was clear that in recent years, he has scaled up his business, as he told me he currently had three housing developments at various stages of build-out and sales.
Before discussing his current projects, Kevin clarified that the HMOs in St Albans had performed very well over the years and that he had handed the daily management to a separate company.
“Yes, it has worked out very well in terms of realising my aim to have a regular income from good solid cash-flowing small HMO units,” he said. “That success really helped my personal cash-flow, particularly at that time, and my ability to then scale up and progress my career, to where we are now at with various developments.”
