Investment in UK residential Living assets reached £1.9bn during Q3 2026, taking total investment over the first nine months of the year to £8.8bn, according to CBRE.
The year-to-date figure was less than 1% below investment during the same period in 2025, indicating relatively resilient demand for institutional residential property despite the more difficult funding environment.
Single-family housing attracted the largest share of Q3 investment, with £679m invested during the quarter.
CBRE said: “Yields have moved out across BTR and PBSA, and BTR occupancy is below the same point in 2025.”
Its latest figures cover multifamily and single-family Build-to-Rent alongside purpose-built student accommodation, tracking both investment volumes and operating performance.
The report also shows BTR net yields across London Zone 2, London Zones 3–6, the South East and prime regional markets, together with rent collection and occupancy levels in London and the regions.
For PBSA, CBRE monitors investment volumes alongside direct-let net initial yields across central London, prime regional and secondary regional markets.
Despite weaker pricing conditions in parts of the market, the £8.8bn invested so far in 2026 suggests institutional demand for residential assets has remained considerably more resilient than several traditional commercial property sectors.
The strong contribution from single-family housing also reflects the continued expansion of institutional investment beyond large urban apartment schemes into suburban and regional rental housing.
