One Lansdowne Road BTR in central Croydon granted planning

Following a public consultation, the updated proposals for Greystar’s One Lansdowne Road Build to Rent scheme have been approved by Croydon Council.

Greystar purchased the site in late 2022 with plans revised in June 2023 after a public consultation earlier in the year, prior to submission that July. Following feedback, the building heights have been reduced to 47 and 35 storeys from 68 and 41.

Overall, the modular development will comprise 806 homes (an increase from the originally proposed 780) in a mix of 114 studios, 392 one-bedroom, 208 two-bedroom and 92 three-bedroom homes, and includes homes delivered at discount market rent; 15% (116) affordable and 10.6% family and wheelchair accessible.

Building A now has 46 residential floors and 50 storeys in total, as AOD height has been increased from 42 residential floors and 48 storeys (156.570m total) to 163.3m.

Building B now has 29 residential floors and 31 storeys total, as AOD height has been increased from 33 residential floors and 35 storeys (117.720m total) to 104.9m. Both building heights exclude the basement and roof.

Amenities and benefits at the development will include a gym, rooftop gardens, co-working office space, a safer link to the station, new CCTV, lighting and a 24-hour concierge. The scheme will also provide space for a small retailer, such as bakery, sandwich or coffee shop, and re-provide the locally loved space-themed murals at Voyager House.

The delivery of One Lansdowne Road includes the regeneration of a derelict brownfield site alongside wider transport network improvements for pedestrians and cyclists to East Croydon Station. 

Public realm improvements will also be made, including the creation of a pocket park, highway works and street tree planting.
