Levitt Bernstein has secured a resolution to grant planning permission for the regeneration of the Brookhill Estate in Woolwich for the Hyde Group, following a decision by the Royal Borough of Greenwich’s planning committee.
Under the proposals, the existing estate will be upgraded and transformed to create a high-quality neighbourhood designed around generous public realm and landscaped areas, benefitting new and current residents and the wider community.
The 80 houses currently on the site will be replaced by six residential buildings each with a communal garden. In total, 254 new homes will be provided in a mix of flats, maisonettes and houses, 49% of which will be affordable.
At the heart of the estate is a central landscaped ‘green spine’, which acts as an enhanced east-west pedestrian route. The design of public realm and active frontages will create safer streets and encourage active travel. A total of 1,885sqm of new play areas are provided throughout the courtyards and public amenity areas.

Focus was placed on delivering houses rather than flats in response to listening to the existing residents’ preferences. The houses are placed at the heart of the scheme to reinforce the existing character of the estate and will be along a series of new mews style streets. In an area of extreme housing shortage, this scheme will increase housing density threefold, all while creating a more welcoming environment for existing and new residents.
The regeneration of the Brookhill Estate was developed in close consultation with the local community, and 86% of residents approved of the scheme in a ballot.
Works are anticipated to start on site later this year with completion in 2025.
