Wembley mixed-use scheme gets go ahead

A resolution to grant planning consent has been given to Dominvs Group by the London Borough of Brent for a £250m mixed-use regeneration project in Wembley.

The scheme will see the Euro House site redeveloped into 493 apartments and penthouses, retail outlets and 30,000 sq ft of makerspace (light industrial/workshops), complete with high quality public realm, canal-like feature and landscaping.

Husnell Ahluwalia, Director of Dominvs Group says: “With this consent Dominvs Group has achieved significant value-enhancement to the site, which once developed, will be one of the largest urban regeneration schemes in Wembley Park, a leisure and retail destination which had over 20 million visitors last year. The new Euro House development will provide high quality housing, retail and makerspace units and is on the doorstep of the iconic Wembley Stadium and the adjacent London Designer Outlet retail village, which has over 7 million visitors per annum and is one of the most popular designer outlet villages in the UK.”  

The new Euro House development is located a few minutes walk from Wembley Stadium, the adjacent London Designer Outlet retail village, and Wembley Park Underground Station.

The 541,564 sq ft development is located on a freehold 2.8-acre industrial site on Fulton Road, with a former warehouse building and yard set to be replaced by four new buildings, rising from 11 to 21 storeys, containing a mix of one, two and three bedroom apartments of which 98 provide affordable housing.

The building’s raised ground floors will have glass fronted foyers to the various buildings, along with retail boutiques and other lifestyle and commercial units. There are roof gardens on top of podiums and the buildings will be surrounded by wide pedestrian boulevards, landscaped areas, children’s play space and gardens.

Another aspect of the project will be to transform Wealdstone Brook, a tributary of the River Brent, into a new canal-like feature within the development, whilst also creating a pleasant amenity for future residents and visitors. The development will have more than 900 cycle parking spaces, cyclist friendly pathways and pedestrian boulevards.
