Planning secured for landmark Manchester residential scheme

Planning permission has been granted by Manchester City Council for a new residential development at Swan House in Manchester City Centre.

The planning application, which was submitted by Avison Young on behalf of Cable Swan Ltd (a joint venture between Sir Robert McAlpine, Britannia Group, Prime Developers, and Foundation Real Estate) will see 373 new homes, 12 serviced apartments and ground floor commercial units delivered across buildings of 31 and 13 storeys.

Neil Lucas, director at Avison Young commented: “'We are delighted to have secured resolution to grant planning permission for this landmark development in Manchester. The high-quality build to rent scheme will contribute significantly to the ongoing regeneration of the New Cross area, providing much needed new homes, the city centre's first on-site affordable housing, and a striking new addition to the city’s skyline. We look forward to seeing it built.”

The development will accommodate up to 678 new residents and support over 700 construction jobs. Five per cent of the units will be made available on-site at an affordable private rent, with these units being tenure blind, pepper potted throughout the development, free from service charge, and specifically marketed to key workers in Manchester.

We have worked pro-actively with the local authority to create a well-designed development, incorporating a dwelling mix to meet growing demand in this location. The inclusion of affordable housing will help provide opportunities for lower income key workers and families to live in the city.

“The scheme will bring increased connectivity between the flourishing New Cross, Northern Quarter and NOMA neighbourhoods, contributing to the diverse local economy.”

A new square will be created that includes street trees and a green wall at the corner of Swan House and Rochdale Road.
