Maidenhead island site set for regeneration

A planning application for a £250m mixed-use regeneration scheme in Maidenhead town centre has been submitted by Ryger Maidenhead Ltd, through London & Aberdeen Group.

'The Landing', set for completion in 2019 will deliver a mixed-use scheme providing over 600,000 sq ft of offices, residential and retail space on a 3.3 acre island site between the soon-to-be Crossrail station and the town centre.

Doug Higgins, Managing Director at London & Aberdeen Group, said: "The Landing will create a spectacular meeting place and an inviting entrance into Maidenhead for the whole community, including those arriving at the future Crossrail station, just 150 metres away.  Working collaboratively with the Council, this is a chance to revitalise Maidenhead town centre with quality office occupiers, elegant new homes, new jobs, lively restaurants and economic activity, all set within an energetic and contemporary new heart."

The development will comprise 265,000 sq ft of office accommodation, 220 residential units of varying sizes, 48,000 sq ft of retail, primarily for restaurant use, and new public realm, including an extensive central plaza area. There will be new underground and adjoining car parking totalling 375 spaces.

David Cripps at Strutt & Parker, which is advising Ryger Maidenhead on various development aspects, said: "Maidenhead is already established as one of the Thames Valley's most important commercial centres.  A scheme of the quality and design of The Landing, occupying a prime location between the station and the shopping centre, and bolstered by the arrival of Crossrail with direct 40-minute services into central London, will generate exponential growth in office rents and residential values."

The proposed scheme sees flexible commercial floorplates and high-quality apartments sitting around a central, permeable public space, named Lantern Circus.  An outline planning application has been submitted to the Royal Borough, with determination anticipated in Q2 2015.
