£90m Oxford Technology Park plans submitted

An application by Hill Street Holdings and Bloom-bridge has been submitted for a £90m Oxford Technology Park at Langford Lane, Kidlington.

The 434,457 sq ft park comprises two Grade A, three-storey buildings with office, R&D and innovation space totalling 81,015 sq ft on the frontage plus a range of two-storey R&D buildings behind ranging in size to suit the bespoke needs and requirements of individual occupiers.

Angus Bates, CEO of Hill Street Holdings, said: "The submission of our application is an important milestone and follows the site's allocation in the draft local plan. Subject to approval, this scheme will offer much needed, bespoke accommodation for hi-tech, R&D organisations in one of the world's major research hubs. It will also bring 1,250 jobs to the local area, positively contributing to the local economy."

The park is designed as a campus with buildings set in landscaped surroundings. The office buildings provide floor plates of over 10,000 sq ft (929 sq m) as well as space for conferencing and some innovation hubs for start-up businesses.

The R&D buildings are able to include any combination of office, laboratory, production, storage and warehousing space, as well as storage yards with loading bays, secure parking and external storage facilities for volume equipment, gas tanks and deliveries. These units will be modelled as bespoke units to suit individual occupier requirements. 380 car parking spaces across the site are included in the plans.

Richard Cutler, Partner at Bloombridge, said: "We expect the development to attract pharmaceutical, biotech and high performance engineering firms who want to enhance their R&D and production capability, in a format where they can have total freedom on how their space is configured."

The 20 acre site is located in the Langford Lane business area in Kidlington, Oxfordshire, and is opposite the main entrance to London Oxford Airport and only three miles outside Oxford City Centre. Subject to planning consent, work would start on site in early 2015, with a phased completion until 2025.
