Final plans submitted for Manchester office block

A new office block, which will form the final part of the Spinningfields development in Manchester, has been submitted for planning by developer Allied London.

The proposed 343,000 sq ft building will be on Quay Street and have 19 floors with a restaurant at the top plus ground floor retail and food units.

Mike Ingall, Aliied London Chief executive, said: "There are many features of this building that reflect the new economy and occupiers' demand for more flexibility, but most importantly, the building has been designed to fit into the environment. We have worked hard with Ian and his team to ensure that Hardman Square can exist as a permanent, significant public realm space.

"The Lawns area was destined for future development as part of the original masterplan but the area has become an overwhelming success, much loved by the public. It is now integral to Spinningfields and will be maintained and enhanced, continuing as a special focal point for all kinds of activities."

There will also be a walk way through the middle of the ground floor to improve access between Quay Street and Hardman Square and the new building will no longer encroach on to the square, which is now a permanent feature, contrary to the original plans to use it as a development plot.

John Cooper, director at Deloitte Real Estate which prepared the plans, said: "The proposals represent the final piece of the original Spinningfields Masterplan - completing the development with a stunning landmark building. A key consideration in the evolution of the design has been the desire to enhance the environment within Hardman Square."
