Portuguese house prices rise over 4%

Rental house prices in Portugal rose 4.1% in September 2025 over the previous month according to a report by Idealista.

The upward trend in prices continued across the country with Lisbon recording an annual increase of 1.8% and Porto by 4.2%. The district with the highest annual increase was Castelo Branco (27.5%) and Alentejo was the region with the highest annual increase (15.3%).

The price of houses for rent rose in all the capitals analysed. The largest annual rises were seen in Viana do Castelo (23.8%), Bragança (19.8%), Viseu (16.5%), Santarém (12.4%), Leiria (11.9%), Castelo Branco (11.2%) and Coimbra (11%). These were followed by Funchal (8.1%), Setúbal (8%), Braga (6%), Évora (5.1%) and Aveiro (3.4%).

Renting a house cost €16.9 per sqm at the end of September, taking into account the median value. The three most expensive cities to rent were Lisbon (22.5 euros/sqm), Porto (18.1 euros/sqm; 1.6%) and Funchal (15.4 euros/sqm; 5.8%).

The most economical cities to rent a house are Bragança (7.1 euros/sqm), Castelo Branco (7.3 euros/sqm) and Viseu (7.9 euros/sqm).
