Dublin house prices fall, but property prices rise nationally

The latest Irish Residential Property Price Index revealed that house prices in Dublin City dropped by 3.8% between June 2022 and June 2023. In contrast, house prices across the country grew by 2.2% during the same period. However, there was a 14% national increase in June 2022 compared to June 2021, so the price growth has slowed substantially.

County Dublin as a whole experienced a decrease of 0.9% in prices, while the average increase in every other county in the Republic of Ireland was 4.5%.

The median price paid for a house or apartment in Ireland in the last year was €318,000. The lowest median price was observed in Leitrim and Longford at €160,000, while the highest was in Dún Laoghaire-Rathdown at €630,000.

The national property price index has now reached a value of 166.9, which is 2.1% higher than its peak during the Celtic Tiger property boom in April 2007.

However, Dublin residential property prices are still 9.2% lower than their peak in February 2007, while residential property prices in the rest of Ireland are 3.2% higher than their peak in May 2007.
