Tallinn, Estonia leads Baltic apartment price increases

Residential apartment prices in Talinn, Estonia increased for the second consecutive month in September 2011 according to the Ober-Haus Baltic Apartment Price Index.

The average apartment sqm price rose by 11.1% in September 2011 after a rise of 3.6% in August 2011, giving a 26.8% increase to 1,171 EUR/sqm compared to a year ago. However since April 2007 when prices were at there peak, apartment prices in Tallinn have still dropped by 31.4%. The number of sales-purchase transactions in the period of January-September decreased by 3.4% in comparison with the same period in 2010.

Meanwhile in Riga, Latvia and Vilnius, Lithuania - apartment prices have remained relatively stable, despite a 0.1% increase during August 2011 in Vilnius keeping prices at 1,209 EUR/sqm.

Over the last 12 months the price of apartments has risen by 3.6% in Riga, but they have fallen by 59.6% since the peak in May 2007. Whilst in Vilnius, the annual growth decreased by 2.4% (in August, the annual growth of apartment prices in the capital city was 2.6%). The highest recorded apartment price level reached in December 2007 has now fallen since then by 39.1%, as of September 2011.
