This month we have looked at Wealth Preservation and how it is becoming a key factor that property investors need to be more aware of, whether that be by setting up property companies, trusts or via insurance policies.

Our lead article on page 15 looks at all the various options in depth, with a particular focus on the changes to Inheritance Tax this year and where unused pension funds and death benefits will be subject to IHT from April 2027. There has been a huge focus in the media on the changes to Agricultural Property Relief, with a notable celebrity farmer particularly vocal, so if you own a farm, take note.

Adam Lawrence offers his opinion on the same subject on page 20, with a particular focus on property portfolios and legacy planning, and how when building your portfolio, you should be looking to not just build it and ‘enjoy it’ but plan how the next generation keeps hold of it via education.

On page 30, Suzi Carter talks about the art of the ‘follow up’ in commercial property, which is about maintaining relationships and staying visible when circumstances change. Some of you will ask: ‘what does this mean?’ Well, essentially it means building a rapport with the agents, and vendors, by regularly contacting them.

On page 44 our experts on the auction market, Jay and Piotr, have looked at how the auction market has transitioned from the room to online over recent years, and how the properties on offer are no longer just distressed stock, but it’s now also an outlet for investors to market and sell their properties.

We have an article on the current market in Doncaster on page 36, with various developments transforming the city from a heavy industrial town to a creative and digital and tech hub, with a focus on AI in particular. Also, as a well-connected location it has developed into a logistics and distribution hub.

Ritchie Clapson considers whether the great buy-to-let sell off, with landlords exiting the market, has come to an end on page 25. He discusses how it appears government is looking to have a rental market where the majority of landlords are professionals instead of smaller investors or ‘accidental landlords’.

We have several excellent opinion pieces in the magazine this month, on page 32 we look at how criminals have used high street shops to launder money, on page 18 we discuss whether lower mortgage rates are opening the door to renewed interest from BTL investors, and on page 42 we detail what landlords need to know about the changes coming with the Renters’ Rights Bill and how it will affect evictions.
