This month we have looked into Artificial Intelligence (AI). It’s a subject we have covered in the past, as far back as 2013 but, one that is now becoming more and more intertwined in society, with the rise of platforms such as ChatGPT, Zapier, Make & N8N, not to mention within google search and the Adobe products we use to create this magazine. This was highlighted by the recent Property Educators event in London where more than half the room admitted to using one or several of these.

In the lead article on page 15, where we look at AI Agents and the risk of AI to humanity in the coming years (Skynet anyone?), but of more interest is how they could be used by landlords and property investors to save time and money.

On page 28, we have Adam Lawrence looking at how AI can help with the management of your properties and on page 30, Suzi Carter analyses how AI can help you with tenant selection for your commercial property.

Now, onto more regular subjects. On page 18 we have an interview with Manni Chopra of the Titans networking event, where she and her husband Romey have converted a bank into a mixed-use development of flats and a commercial unit.

David Kemp follows up his article from last month, on page 22, with the ‘Planning and Infrastructure Bill 2025’. This time he looks at the strategic planning and national housing delivery side of the legislation.

On page 36, Mark Hempshell continues his travel around the country, with a focus on the regeneration and major developments happening in Luton, including the proposed airport expansion.

Jay Howard and Piotr Rusinek analyse how you should prepare your property for sale at auction on page 44, highlighting that you must understand the auction marketplace in order to do so, which could be the difference between a successful sale and a costly disappointment.

Ritche Clapson continues his series of articles on development on page 26, where he looks at how you as a developer liaise with your contractor, and that an idle comment about doors could end up costing you thousands of pounds that you hadn’t budgeted for. As such, it is important to ensure you have clear knowledge of who is in charge of what when entering a JCT contract.

Obviously, we have several other articles this month, with opinion pieces on the lesser know residential to commercial conversions on page 33, where Maxine Fothergill asks whether you are compliant, as new sanctions hit the letting sector. On page 40, we look at a recent case where a landlord was fined for one of his properties having a low-rated Energy Performance Certificate (EPC), and what the situation is across the UK, with over 15m homes having an EPC rating of D or below.
