As the national mainstream media focuses 24/7 on the Ukraine ‘horror show’, amid sabre rattling by Putin of a possible use of nuclear weapons, it’s interesting to observe how quickly the pandemic is seemingly being forgotten.

Some two years after the first Lockdown due to Covid, we are still seeing a very strong sellers market for residential property in much of the UK, with bidding wars from multiple bidders for many properties, particularly those in the low to mid price range.

As we’ve reported here previously, this makes it a more challenging period for investment buyers looking for a ‘bargain’. At the same time, it seems a number of landlords have seized the day and are exiting the private rental sector, as they are able to achieve healthy and profitable sales prices. That’s all very well and understandable, but what sort of returns will they be getting on their realised gains sitting in bank accounts earning almost zero interest?

We are into an inflationary spiral at least for the next few years as our article on page 20 highlights, and with total returns from property likely to continue to show strong returns, I can see some outbreaks of ‘seller remorse’ occurring in a few years time from some former landlords.
