Editor's Introduction February 2022

Editor Richard Bowser comments

Last June our lead article here was about inflation and the possible consequences for the economy and property investing. Eight months on it seems the ‘chickens are coming home to roost’ as headlines in the national media have belatedly acknowledged the threat that inflationary pressures can create.

Having personally experienced the twenty-year period from 1972-1995, when we endured a very different inflationary period with double digit interest rates in the UK, it’s not something I’d want to see repeated.

And yet as Adam Lawrence alludes to in his latest highly detailed article on page 40, the bond markets are not indicating a sea change ahead towards a higher interest rate era. Given that there are some amazingly cheap - in historical terms - low rate deals for 5-10 year mortgages currently on offer, it might be a good time to talk with a broker and protect the one thing you can control: the cost of your long-term borrowing.

Our lead article this month on page 15 looks at the holiday let sector, which has of course been through a roller coaster ride in the last 24 months due to the pandemic. Anyone looking at a UK ‘staycation’ last summer or having already booked one for this year, will be well aware of the inflationary pricing impact when demand exceeds supply.
