Q. I manage a rented property in Wales. I have heard that deposits are now limited to five weeks’ worth of rent – is that true?
A. For English properties that is the case (for properties with an annual rent of over £50,000p.a. – for those with a higher rent you can take six weeks deposit). However, in Wales there is currently no limit to the deposit you can take.
Q. I manage a number of properties which are rented out to residential licensees rather than tenants (as we provide cleaning and other services). Some of the properties are based in Shrewsbury and some in Cardiff. We always charge a check in and check out fee to cover our expenses. Is this still allowable?
