The Party Wall Process - Don't Let Party Walls Ruin The Party

Time means money and your property investment needs to generate a return as soon as possible. When it comes to renovation work, Party Wall Awards are a common cause of delay, but they don't need to be. Michael McQuade of McQuade Property Consultancy advis

In our experience, it is not that the Party Wall process takes too long, but that it is left too long before the Party Wall process is started. Depending on the work being undertaken, there are statutory notice periods which will extend the process as you have to provide affected neighbours with minimum periods of notice before you can commence work on site.  

Understanding the process and associated timescales will help you build a realistic work schedule.

The Party Wall Process
The basic elements of the Party Wall process are:
1. Initial Assessment - A Party Wall expert will assess your proposed works to establish if the provisions of the Party Wall Etc. Act 1996 apply.

2. Notices - Party Wall Notices are served on affected neighbours.

3. Notice Response - Neighbours respond to confirm if they want to use your Party Wall Surveyor or an independent Surveyor of their choosing. Neighbours can consent to the Notice, which means no Party Wall Award is required, however this is uncommon as most will want to ensure their interests are protected by having the works fully documented in the form of a Party Wall Award.
