A. Its probably a bit soon for that. First, check with the tenant why he has not paid. It is not unknown for banks to miss payments by mistake. Your tenant may be grateful to you for pointing the error out, so he can sort it out before the arrears mount up.
Generally it is best to wait until a second month falls due, as then you can use the mandatory ground for possession.
