At the moment it seems like everyone and his dog has a view on the Private Rented Sector (PRS) and what is best for the nation to solve the housing crisis, yet some of it makes no sense whatsoever.
Throughout the country we are seeing a massive rise in tenant demand, in my own branches we are seeing as much as two applications for every property, and this has been increasing rapidly since the autumn last year. This shows that there is a hungry need for more rented accommodation to be made available in the market, so landlord investment needs to be encouraged.
Yet Labour are running a campaign currently to change the way the PRS operates, to bring back similar controls to what we had in the latter part of the 1900's. Unfortunately the restrictions imposed over many years prior had decimated the PRS (taking it from 90% of the housing market in 1900 down to only 7% by 1987). Some of the controls being proposed by Labour for the PRS are for longer term tenancies and rent controls, which seem to be heading back to what we had before.
