Going Places: Motorway Junction Developments

In property, no matter how big or small your involvement, it can be a good idea to shadow the very largest new developments. Large developments bring large investments. All that brings employment - often with substantial numbers of new jobs promised - and should (in theory at least) boost local demand for residential property to rent and buy.

One of the large scale development trends of the last 30 years or so - which stalled during the recession but now seems to be getting back on track - has been to locate major new industrial developments not in industrial areas but adjacent to major motorway and trunk road junctions. So in this report we will look at some of the large developments that are underway or proposed in motorway locations around the UK and try to spot where there might be upcoming opportunities for investors.

Starting in the North East, Cobalt Park by the A1 at Gosforth Park near Newcastle is said to be the UK's largest single office
park, where approximately 12,000 people work. Owners Highbridge Properties are developing a new site, Indigo Park, which will offer 1.5m sq. ft. of new manufacturing and distribution space - potentially the largest such space in the north east. It could employ an additional 1,000 people.

On the A19 at Sunderland, close to the existing Nissan vehicle manufacturing factory, there are plans to develop an International Advanced Manufacturing Park for automotive, offshore and other hi-tech businesses. It is projected the development will see 500 new jobs being created annually from 2018, with potential for creating 5,200 new positions by 2027.
