AI in Commercial Property Investing

Commercial property specialist and surveyor Suzi Carter, comments on what it can and can’t do, and why it matters

Artificial Intelligence (AI) is changing commercial property investing faster than most people realise. Not because AI is replacing investors, but because it is dramatically improving the speed, efficiency, and quality of decision-making for investors who already understand what they are looking for.

That distinction is incredibly important. It’s hugely tempting to use AI to find and stack deals and do your due diligence but, in my opinion, it can’t be trusted for all of this. There is a huge difference between using AI as a tool to enhance your investing ability and taking the leap in assuming that AI can somehow replace commercial awareness, market experience, and professional judgement.

Used properly, AI can become an enormous competitive advantage for commercial property investors. It can help you analyse information faster, identify opportunities earlier, improve research, speed up due diligence, and operate far more efficiently. Used badly, it can also give you inaccurate information with extraordinary confidence!

That is why understanding both the strengths and the limitations of AI is now important. Commercial property investing is still fundamentally about people, strategy, negotiation, tenant demand, relationships, and risk management. AI should support your decision-making — not replace it.

One of the biggest advantages of AI is the speed at which it can process information. Traditionally, investors might spend days researching niches, locations, reading market reports, reviewing planning documents, analysing demographics, or trying to identify trends. AI can now help you do much of that initial research in a fraction of the time. This becomes particularly powerful when trying to identify a commercial property niche.

And, of course, niching is so important because one of the biggest mistakes I see commercial investors make is trying to look at everything. Retail in one location one week, industrial in another the next, then offices, then development, then mixed-use, then healthcare. The result is often confusion and lack of focus. The very best commercial investors usually become specialists. They go an inch wide and a mile deep, and AI can definitely help accelerate that process.
