US house prices up 20.6% in the year to March

The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, covering all nine US census divisions, reported a 20.6% annual gain in March, up from 20.0% in the previous month.

The 10-City Composite annual increase came in at 19.5%, up from 18.7% the previous month, while the 20-City Composite posted a 21.2% year-over-year gain, up from 20.3% in the previous month.

For the first time in nearly three years, the city with the most rapid growth in housing prices was not Phoenix. In March, Tampa led all cities. Tampa, Phoenix and Miami reported the highest year-over-year gains with year-over-year price increases of 34.8%, 32.4%, and 32.0%, respectively.

Seventeen cities in the 20-City Composite reported higher price increases for the year ending March 2022 versus the year ending February 2022.

The National Index posted a 2.6% month-over-month increase while the 10-City and 20-City Composites posted gains of 2.8% and 3.1%, respectively, before seasonal adjustment in March 2022.

Measured from its June 2006 peak, the 10-City Composite is up 40.3%, the 20-City Composite has eclipsed its July 2006 peak by 48.0%, and the National Index is up 59.5% from its July 2006 peak.
