Property Business Providing Alternatives to Eviction For Landlords

In the early days of lockdown 1.0, with businesses closing, staff being furloughed or made redundant as well as the increase in benefit application, Julie quickly identified the issues tenants would have paying their rent.

Having run a successful property business for over 11 years, she recognised the impact this fall in rental income would have on landlords and their own ability to sustain mortgage payments or even afford vital repairs to their properties.

With evictions effectively banned in March, Julie utilised her skills and knowledge gained as a former  adviser at Citizens Advice to find a holistic solution to mounting rent arrears which would support both tenant and landlord, helping to pay the money owed and save the landlord the stress and cost of a lengthy eviction process.

Initially working with private landlords, she has quickly expanded the business to provide this unique service to both letting agents and eviction specialists.

Focusing on communication with the tenant and understanding the reasons why they are struggling to pay, Julie is able to assess the tenants eligibility for benefits and support tenants to apply as well as understanding the funding system local councils have at their disposal, such as Discretionary Housing Payments and Prevention of Homelessness funds.

In addition to this, she has access to over 2000 charitable trusts, legacies and grants across the UK which can help support a tenant to pay towards the arrears and in many cases clear them completely, meaning the tenant can focus on maintaining rent payments going forward and the landlord has the money owed to them.
