Is Now The Time to Load Up on US Property?

When Warren Buffett talks, many investors hold their breath and listen carefully. Well, at the beginning of March this year, he did estate agents selling property in the US a huge favour by saying: "If I had a way of buying a couple of hundred thousand single family homes and I had a way of managing them...I would load up on them and take mortgages out at very low rates", in an interview with CNBC. Buffett added "Its a very attractive asset class right now."

What one of the Worlds most successful investors was implying is that US property looks like a classic buy low, sell high opportunity at the moment, but he also indicated that it is an investment that is a great hedge AGAINST the dollar. In other words, if you believe that the US dollar will eventually weaken because of its huge Government debts that will ultimately cause rising interest rates, and that this inflation will eventually cause the property price to rise. Whereas a homeowner in the US can fix their mortgage at rates below 4% for up to 30 years and then sit back while the mortgage debt appears less and less significant, and most importantly as rents rise, the profit from renting the property increases.

It should be noted that this investment tactic will only work in the long term for a UK investor because, assuming they buy a property with cash, if the dollar weakens they could make a loss if they sell and buy back Sterling, even if the value of the property has increased. The ideal scenario would be to remortgage the property at a later date and recoup all of your initial investment but still have a rental profit after mortgage payments.
