Q. One of my tenants has a bond from the Local Authority. How do I deal with protecting this under the deposit regulations?

A. You don't need to protect a bond as the Local Authority has not actually paid you anything. They just promise to pay if certain circumstances are met. So as no money has passed, the deposit regulations will not apply.

Q. I have just discovered that one of my tenants is regularly having paid 'guests' which she finds via the Airbnb website. I told her that her tenancy agreement prohibits subletting but she said that the Airbnb site says that as she lives in London she can have Airbnb guests for up to 90 days in the year. Is this right? Can I stop her doing this?
