Landlord Legal Issues

Solicitor Tessa Shepperson of Landlord Law answers your questions

Q. My tenant has done some unauthorised work in the kitchen and my electrician tells me that the work has not been done properly. What can I do about this, and will I be liable if someone has an accident?

A. You won't be liable if any of the tenants are injured as a result of these works (as the problem is their fault) but it is possible that you may be found liable if someone else is injured.

I would suggest that you write to the tenants (keeping a copy of your letter) making it clear that these works were unauthorised and informing them that they must make the electrics safe within a specified period of time.
