Our lead generation over the past  few months seems to have hit a vein of first-time or accidental landlords looking to exit the market. It's not nice to see anyone fail, and viewing another landlord's property always makes me feel slightly uneasy.

From a sentimental perspective, I look back at the mistakes we made on our first project and am thankful we managed to make a success of it - otherwise our own property career might have been very short-lived.

However, on the other hand, if these guys really want to sell, it is within both parties interest to do a deal. August proved to be
